Rental prices for a 2-3 bedroom property may vary but are usually from RD$18,000 to RD$35,000 monthly. Of course you may find cheaper or more expensive places depending on the neighborhood, the luxury and the property's conditions.

To rent a property in the Dominican Republic, you need:

A fiador: a long-term legal resident who will be responsible for you paying the rent, in other words if you fail making payments the fiador will have to pay the debt.

If you can't find a fiador: Some landlords will not rent unless you have a fiador, others will request a minimum of 6 months rent advanced payment.

Deposit: This is the money you pay in advance to guarantee that reparation fees are covered at the end of the contract. The average deposit is two to four months rent, plus one month rent in advance. The deposit is reimbursed at the end of the rental-term if the property is returned in the same conditions as received.

Personal documents: cédula or passport (yours and the fiador's too)

Check thoroughly:

· Make sure that the property has good ventilation and water pressure.

· You must request to see the last utilities bills (telephone, electricity, water, etc.) in order to confirm that there are not past due invoices.

· Confirm whether the maintenance fee is included in the rental price, and if not, find out how much it would be additionally.

· Have all conditions written down on a contract and review it thoroughly prior signing the lease.

· Have someone check the plumbing, electricity and general conditions of the house and request that all repair works are done before you move in.
